No matter the reason for a home inspection, you want to be able to rely on the report provided. A home inspection is a vital tool to help make an informed decision when you're buying a home and a valuable asset for when selling a home or preparing for the end of a new home warranty.

Our inspections take about three hours, during which time we perform a visual check of the home’s accessible major systems and components. Reports are provided electronically (PDF format) via e-mail or download and are typically available by the end of the next business day.

To clarify, all homes have issues of some kind. Our inspections are performance-based. Instead of reviewing every design detail or providing an exhaustive maintenance manual, we focus on identifying key conditions that need attention.

We follow CAHPI (Canadian Association of Home and Property Inspectors) Standards of Practice and National Code of Ethics when performing our inspection to provide an honest, fair, unbiased report.

The house systems covered in our inspections are listed and explained below.

Building Structure

The building structure is the backbone of the house. It includes floors, foundations, wall systems and roof framing. If we can see it, we'll inspect it.

Roofing System

The roofing system protects the house from the elements. This includes steep and flat roof coverings, drainage, chimneys and other penetrations as well as the associated flashing.

Plumbing System

The plumbing system provides the home with water when we need it and gets rid of it when we're done. The plumbing system includes supply plumbing, water heaters, drain/waste/venting lines as well as fixtures and faucets.

Electrical System

The electrical system brings electricity into the house and safely distributes it throughout the home. It consists of the service drop/entrance, service box, grounding and panels as well as the distribution system.

Heating and Air Conditioning

The heating and air conditioning systems keep us comfortable in our homes regardless of conditions outside. Components of these systems include furnaces, boilers, wall & floor furnaces, chimneys, associated venting, air conditioners and heat pumps.

Interior Spaces

The list of interior space components is made up of visible insulation/venting, interior walls/floors/ceilings, interior doors/windows/skylights, stairs/guardrails, trim, counters, built-in cabinets & appliances, attics, basements and accessible crawlspaces.

Exterior Elements

Exterior elements consist of cladding, exterior doors and window components, soffits and fascia, gutters and downspouts, garages and carports, porches/decks/balconies, driveways and walkways, retaining walls, basement walkouts and lot grading.
